It helps you find popular online search terms that have little or no competition!  There are so many thing that people search for online that you may not have thought of before that you can target your marketing campaigns to.

Online niche finder

Here is a cool little free online tool for checking the rent in an area you are unfamiliar with.  It is called Rent-o-Meter and it gives you a gauge of market rents in the area.  Of course, like with any other online tool you should double-check the results, but it is a great quick and dirty way to get a ballpark figure.  This helps a lot when you are buying a property and figuring out if it cash flows or not.  Check it out:

I have trouble keeping my bookmarks synchronized because I use two different computers.  Even when I am using another computer (friend, work, etc.) sometimes I wish that I had access to the bookmarks on my personal computers.

Here is the solution, Delicious.  It is a bookmarking website that keeps all of your bookmarks online you can retrieve them at any time.  It automatically keeps all your bookmarks private from other people unless you decide to share them.

That way no one will know about your secret love of underwater basket weaving or your involvement in the David Hasselhoff Fan Club.  You can export the bookmarks from Delicious and import them into your favorite browser. There is even a Firefox plugin that you use to make the process easier.

Best of all is that this service is free!  It did take a little getting used to after I imported my bookmarks from Firefox, but it works well.  Hopefully that helps if you are in a similar situation.

I was just thinking about an appointment that I had with a seller a couple months back and I thought I would share my experience with you.
